Senior debt can range greatly in pricing and terms based on property type, location, income stream, etc. We focus on matching the goals of the client both short and long term with the right loan. The loan must must not only work in the short term, but provide peace of mind for the long term.
High Leverage is utilized when the client is seeking to minimize the equity invested in the project. Higher leverage can be achieved through the placement of Mezz Debt, Preferred Equity a Stretch Senior or even utilizing a Ground Lease. This is complex financing that requires careful analysis and an understanding of the loan terms to make sure this is the right loan for the client
Private Capital can be a very important part of filling the capital stack. Whether a private fund is used to fill in the membership of an LLC or we use individual investors to fill out the co-invest requirements, we work with the client to find willing investors for this slice of the Capital Stack!
JV Equity investors, both institutional and private funds offer our clients the ability to purchase larger projects than their own resources would otherwise allow. It is not enough to simply find a willing Equity Investor. We want to make sure it is the right marriage. That is, there is synergy in objective, operating style and expected results.

Bridge financing is intended to provide the borrower with a period of time to effect changes to the property or the tenancy.In addition to providing the funds for acquisition, must loans will provide “future funding” for tenant improvements, CapEx, leasing commissions, property, etc. Often, lenders will provide 100% of these additional funds.
